I remember this house from the show. He renovated it several times, each time doing more.
The stairs in the foyer seem like an afterthought. They're curved, but to where and why? The stairs down to the master bedroom are kind of fun, but would get old fast.

Upstairs they've removed the ceilings to get some height, but why build the ceilings so low in the first place? I get it if you're at the bottom of the market, but not at the top, and I've seen it in a lot of Tasteful Friends houses.

I actually really don't like it. I've liked a lot of his stuff on the show, but this just falls flat. So if he bought it for $2.2 million and selling for $5 million - how much do you think he put into it?

The property and home itself just aren't very attractive. The weird yard needs actual plants, trees, shrubs...something(!!) that resembles landscaping. All of the grass, geometric pavers and cheap-looking metal fencing all over the place give me an eye tick to look at and the cost of getting all of those stepped lawns mowed and properly maintained - it looks like a nightmare for whoever actually does it (I am guessing that the new owner will not be tending to the landscaping personally). I get no sense of privacy at all despite the large-for-LA lot size. I realize that he is attempting to make the home appealing to a family with children (that ugly play set etc.) and I guess is trying to keep the lawn spaces open for playing on - but I still don't think it looks either finished or appealing. I suppose that the front elevation is attractive in a generic sort of way. As for the rooms and interior overall - R4 said it best. It screams 2012 in a very dated way. The unfinished wood beams clash with everything else that he threw into the mix. I rarely like any light fixtures that Jeff chooses and this house is no exception. They all look like a cheaply made knock-offs of dated Restoration Hardware fixtures from a decade ago that I never liked when they were actually new and on trend. He did a pretty good job giving the entry and kitchen and baths (that gorgeous shower enclosure!!) a luxe look and I like the art lighting in the living area . The wood floors look both anemic and trendy (as in - they were trendy a decade ago) and again the are not marrying well with the rough beams that he has chosen for the ceilings or even the paint shades that he selected. His color pallet overall has a "sickly" presentation and repels rather than envelops or attracts. You can go with shades of white and do it really well - but this is not it IMO. Somehow each room looks like it was some sort of home addition that was made when reclaiming a garage or covered patio - a weird ceiling angle here, an odd wall material there and he chose to actually accentuate those odd features rather then make them more cohesive. Of course the house is fine and a solid B- but I just don't find it very alluring at that price point. Judging solely by the other neighboring homes that are currently on the market (I don't have time to look up previous sales or tax records for the neighborhood) - he seems very overpriced for the area. For $5 million you can easily buy an equal or better home in a far better neighborhood in LA (Bel Air, Brentwood, Toluca Lake, etc. - take your pick).

R34 here. What drives me especially crazy about all the lines, are the windows. All the windows throughout the house have craftsman muntins, which are fine on their own. But he's layered on top of them louvered shutters in the same dark color, thereby creating more lines, bisecting vertical lines, which not only looks too busy, but gives the effect of being a caged animal. Add to that the fencing around the property, which are even more lines to cage you in. Not to mention the ceiling planks and the wood beams criss-crossing them.

Agree that the blinds give the windows and unsightly grid effect. Also unappealing: lack of mature landscaping, prison yard fencing everywhere, caged pool (WTF?), cement/lawn grids, vertigo inducing foyer floor, low backed sofas, cheap update of the stairs via a can of SW 6258 black paint.
Other than that I really love the kitchen, baths, bedrooms and closet.

R70, No, under California law, if you construct a built-in pool or spa or augment an existing pool or spa, you must bring it up to code by placing an enclosure (i.e. a 5' fence) that isolates the pool or spa from the home.
My sister recently got estimates to resurface and retile her pool and she was told that she had to bring it to code by putting fencing around the pool and installing a split/dual suction drain system or a safety vacuum release system. This obviously brought the cost higher than she imagined, so she's putting it off for later... like never.

I've been binging his show all weekend. The house does have some views, especially from up and back behind the house, but nothing spectacular.
And, I still don't buy that you have to have a gate around just your pool. I was looking up LA County pool regulations and as long as your yard is fenced, and the doors leading from the house to the pool are on an alarm system you're good. I can think of countless new pools in Los Angels with no specific pool fence. Namely, the house posted at r62. They didn't get it sold with no pool, so they installed one a few months ago. A brand new pool, no fence.

There are parts of the valley that to me are far preferable to other tony hoods in LA. The hills of Studio City and Toluca Lake in particular are really appealing. Toluca has the nickname "Beverly Hills of the valley" for good reason. All of the studios (for the most part) are there and a large number of stars live in the region as well (take or leave that of course). Gorgeous homes, easy access to amazing restaurants and shopping on Ventura and Riverside and of course - a very quick jaunt over the hill on Laurel Canyon Blvd. and you are dropped off right at the heart of WEHO and a stone's throw from everything that you would ever want to do in BH. The 134 gives you very fast travel to Pasadena (which also has amazing shopping and eating) Burbank and Glendale. I find both Toluca and Studio City to be far more livable than the frenetic craziness and complete lack of parking over the hill in WEHO and the Hollywood Hills. You can still easily access the trendy areas quickly when you want to - yet go home to more privacy and a less congested area to actually live day-to-day.

Yeah, it's no walk in the park. Most of what you have do is boring and incredibly frustrating. Watching HGTV you would think house flipping is all about choosing finishes and staging. Not even close. That's just icing on the cake. The real work is dealing with mold, asbestos, underground oil tanks, wet basements, termites, failing septics, structural problems, 100 yr old electrical systems......on and on and on. Not to mention constant battles with lazy, scamming contractors and days spent filing permits and scheduling inspections. Endless headaches.
